Pt Xanadu Villas, are the Managers of the Xanadu Village Resort.

* Financial Control
* Marketing including room rate setting, negotiation and approval of contract room rates, travel agent and other commissions, direct marketing, promotional and discount rates and policies.
* Recruitment, training, and governance of staff.
* Operation and maintenance of common area facilities.
* Insurance policies for villas and common area facilities.
* Negotiation and approval of contracts with third party service providers including satellite television, broad band internet, telephone, security, safety equipment, waste & pest control, laundry, pool cleaning, air-conditioning and pool servicing among others.
* Routine and minor maintenance of villas and common areas.
* Payment of applicable local taxes, license fees, and local Banjar contributions.

Management fees are 20% of Villa Income, and are therefore performance driven, and will be deducted monthly.

Calculation of Owners Income
Owners will enjoy the flexibility of choosing when and for how long they wish to use their villa without restriction.
The income of all 1 bedroom villas will be pooled so that all 1 bedroom villa owners receive an equal share of net rental income minus any owner occupied nights, commissions to travel wholesalers, running costs, and management fees- and the same will apply to the 2 and 3 bedroom villas.

Payment of Owners Income
Owners will receive a monthly statement detailing their net monthly income.

Running Costs are designed to cover essential costs of your villa and common areas including:

    · All Common Area Maintenance & Costs
    · Housekeeping
    · Pool & Garden Maintenance
    · Routine & Minor Maintenance & Servicing
    · Charges for Satellite Television, Broadband & Telecommunications
    · Power & Utilities
    · Marketing External
    · In house Marketing and promotions
