There are 5 options available to Investors of Xanadu Village Resort.
Option 1
Guarantee Return
XANADU Villas is offering Investors a guaranteed return on investment (ROI) of 10% per annum, for 3 years.
The return will start from the date that the purchase price has been paid in full, (includes prior to completion) and shall be paid monthly in arrears. This option can also be used in conjunction with Option 3.
Benefits of this option are-
· ROI of 10% per annum for 3 years
· No maintenance fees
· No management fees
· No complimentary inclusion Fees
· 4 week free rent per calendar year
· 50% off the prevailing rack rate for other stays
· 20% off all other resort facilities
Option 2
Investors can also choose not to take up the offer of the 10% ROI, and elect to receive income produced by the management company, based on occupancy levels.
20% of the gross income shall be retained by the management company, with the balance, less running expenses and the complimentary inclusion fee, going to the owner.
Benefits of this option are-
· 4 weeks free rent per calendar year**
· 50% off the prevailing rack rate for other stays
· 20% off all other resort facilities
· Balances due are paid monthly
**Four weeks split-two weeks in high season, and two weeks in low season.
Option 3
Discount for Paying in Full
10% discount when paying the Purchase Price in full.
The benefits are the same as for Option 2
Option 4
Vendor Finance
Up to 30% of the Purchase Price can be carried by Vendor Finance, for periods up to 5 years, at an interest rate of 10% per annum.
For example-
If an Investor wanted Vendor Finance of US$50,000 over 3 years, then the following would apply- $50,000 @ 10% per annum = $5,000 per year x 3 years =$15,000
The Investor would pay back $65,000 divided by 3 years which equals $21,667 per year.
Payments will be taken from villa income.
The benefits of Option 2 shall apply once the Vendor Finance has been paid in full.
Option 5
Permanent Residents
The conditions for Permanent Residents are-
1. No free weeks
2. When vacant, the villa reverts to Hotel management
3. The charge for staying at the resort is as follows-
* 1 bedroom Villa ------------- US $24,000 /year.
* 2 bedroom Villa ------------- US $25,000 /year.
* 3 bedroom Villa --------------US $26,000 /year.
5. The above amounts are for 1 year, and must be paid in advanced.
