My name is Eric Gillett, and I am the General Manager of Xanadu Village Resort.
I am from Perth, Western Australia, and I have been coming to Bali for more than 20 years.
My background is that I have extensive studies in Business- including a Bachelor of Commerce from the Prestigious Curtin University School of Business, and I have been involved in Property Development for more than 20 years.
I am also a “Key Speaker” at Property Investment Seminars, and I have been an active trainer for the Property Industry!
Xanadu Village Resort
Overview
Xanadu Village Resort will be a 5 star Resort, consisting of 51 villas, meticulously built to “Western Standards,” and with world-class, Facilities and Amenities.
The Resort will be managed as a Hotel, and Holiday Makers will be able to book their stay at Xanadu, through their favorite Travel Agent, or online!
Investors can purchase a villa, in order to get a cash flow return from the paying guests, and a capital gain, for when they decide to sell- plus 4 weeks free stay per year!
Site works are now completed, and we have a 2 Bedroom Display Villa completed, with a further 7 Villas under construction.
Stage 1, which consists of 12 villas, plus the Games Room, Restaurant, and the Day Spa, shall be completed within 12 months.
When stage 1 is completed, we will commence Hotel operations, so that the Investors can start to receive a return.
We shall then quickly complete the balance of the Resort.
Why Invest in Bali?
For me, this a very easy question to answer!
Bali is consistently voted, by leading Travel Magazines, as being the “Best Island Tourist Resort,” in the world.
The economy here is booming- and Bali had, in 2007, a record tourism year, with 1.67 million foreign visitors- with new International markets such as Korea, Russia, China and India, driving the numbers even higher!
The affect on the Villa market, is that demand is higher than supply- which means that occupancy rates are above 90%, and tariffs are very high- between US$300 to US$600 per night! The Bali Villa Resorts believe that in 2008, the forecast average minimum occupancy rate will be 90%!
The other major reason for investing in Bali, is that there is very little prime tourist land left, which is available for development.
This again, causes a situation where demand is higher than supply, and is the main reason why land values are increasing between 15-22% per year!
This makes Bali a wonderful place to invest for capital gain!
Add to this, the People of Bali, their culture, some of the best Food in the World, fantastic beaches, tropical greenery, rice paddies- the mix is so enticing!
The Resort
As previously mentioned, “Xanadu Village Resort”, will consist of 52 villas- and there is a mix of 1, 2, and 3 bedroom villas.
But that is only half the story!
Other outstanding amenities include a Mini Mart, Theatrette, Restaurant, 25 metre lap Pool, Swim Up Bar, Seminar Room, Games room, Gym, and a Day Spa.
And of course- the implementation of, “State of the Art”, Security Systems- including an extensive use of CCTV’s, for the perimeter walls! Your security is Paramount to us!
The Villas
The whole Resort, and in particular each Villa, is designed with Romance in mind!
Our commitment is to ensure that each House Guest, has the most Romantic Holiday, and for us to provide the Best possible Service.
Our Villas are completely Private, and we will only disturb our Guests at their request!
Each Villa consists of-
1. 1, 2, or 3 Bedrooms, all with King Size Beds; a wall mounted Flat Panel Television, a Wardrobe and Side Tables.
2. A Romantic En-suite Bathroom/s, with an outside King Size Bath covered by a Bali Bale.
3. A Fully Equipped Kitchen, with imported Italian Appliances, including a Microwave, Oven, a 4 Burner Cook Top and a Water Dispenser.
4. A Dining/Lounge area with a Dining Table Suite, Lounge Suite, a large TV Cupboard, a 42 inch Flat Panel TV, and a Bose Home Theatre System.
5. Air-conditioned throughout.
6. Wireless Internet.
7. International TV Stations.
8. A Patio with Pool Chairs.
9. A Swimming Pool, using an Ionizer System- which means very little chlorine is used!
10. Tropical Landscaped Gardens.
11. The 2 and 3 Bedroom Villas also have a Jacuzzi.
The Villas are Opulent throughout, with extensive use of Granite and Marble, and the very best furniture, furnishings, and fittings, plus, some of Bali’s best Artwork!
Once you have experienced staying in one of our Xanadu Villas, it will be very hard to go back to a small, boring hotel room!
